Every euro should have a purpose. Here's how we'd manage it.

Administration fees and the block's own expenses are different things. We want owners to know what they're paying the administrator, what the building itself costs, and which improvement projects still need approval.

OUR PROPOSED MANAGEMENT PROCESS

What we'd actually do.

01

Build the block's starting budget

We'd review utility bills, supplier contracts, cleaning needs, servicing, insurance arrangements, planned repairs and an appropriate reserve. We also check the condominium rules and title documents that determine how shared costs should be allocated.

Result: a budget owners can review before funds are committed.

02

Separate our service fee from building money

Our indicative starting administration proposal is €8 + VAT per apartment per month, plus €4 + VAT per garage per month where garage administration is required. Cleaning starts indicatively at €6.50 + VAT per apartment per scheduled cleaning visit, subject to the agreed scope and any minimum charges.

Result: management fees and common expenditure are never disguised as one number.

03

Record contributions and supplier bills

We'd maintain an organised record of each unit's agreed contributions, payments, amounts due, quotations and approved shared expenses. Supplier work and exceptional costs follow the building's agreed authorisation process.

Result: a traceable financial record rather than scattered messages.

04

Give each owner the right view

Residents can see published common expenses relevant to their block; their personal balance belongs to their own apartment login. We do not show one neighbour another neighbour's private ledger.

Result: shared transparency without sacrificing personal privacy.

05

Review and explain the accounts

We'd provide the agreed financial reports, reconcile the records and bring unusual costs, upcoming repairs or reserve shortfalls to owners' attention. Meeting decisions and approved changes become part of the account history.

Result: fewer surprises when contributions need to change.

Scope and approvals: The figures are proposed starting rates, not an automatic quote or a claim that every eight-apartment block qualifies. Cleaning minimums, service scope, complex buildings, professional work and VAT treatment are confirmed in writing. Contribution shares must follow applicable documents and decisions.
