Changing administrator? Here's how we'd take over your block.

No chasing documents between neighbours. No guessing who has the keys. We'd start with a clear proposal, help you understand the formal appointment, then organise the building's records, suppliers and first maintenance priorities once properly appointed.

A clear scope and quote before anyone commits
A documented handover, not a messy WhatsApp trail
An initial condition review with a prioritised action list
OUR PROPOSED MANAGEMENT PROCESS

What we'd actually do.

01

You send the building details

An owner or committee submits the locality, apartment and garage count, current arrangements and what isn't working. We open an enquiry in our admin queue and assess the request.

Result: a structured proposal enquiry, not an appointment you must chase.

02

We set out the management proposal

We identify the administration work, cleaning or maintenance requirements, reporting arrangements and fees. We'll distinguish the agreed administration service from supplier costs and future owner-approved improvements.

Result: a written scope that owners can compare.

03

Owners make the formal decision

Changing administrator requires the applicable owners' meeting, decision and registration process. We can help explain the practical paperwork, but the owners' lawful appointment is essential before we act as administrator. We won't treat an online enquiry as authorisation.

Result: the required decision and registration documents are identified.

04

We organise the handover

After appointment, we'd request the owner and contribution records, bank/account statements, outstanding bills, insurance and service documents, contractors' details, keys and access instructions, minutes and unresolved issues. Any gaps are listed rather than hidden.

Result: one tracked checklist of records received and still missing.

05

We inspect and build the first action plan

We'd review entrance doors, shared lighting, stairwells, the roof and drainage, garages and cleaning arrangements. Urgent safety concerns are flagged; discretionary upgrades are proposed with costings and the relevant owners' approvals.

Result: the building's starting condition and next actions, recorded.

Scope and approvals: We do not replace the owners' legal decision. Registration, voting requirements and any disputed appointment should be checked against the current rules and, where needed, professional legal advice. A formal handover depends on cooperation from the outgoing administrator.
