Lift servicing isn't a date we'd leave to chance.
A lift is one of the most important shared systems in a condominium. We'd keep its registration, service visits, inspection reports and outstanding faults organised, and make sure qualified lift professionals — not the building's owners — handle technical safety decisions.
What we'd actually do.
Confirm the lift and its responsible person
At handover we'd request the lift registration details, building address and identification, current responsible person, installer and maintenance company. If the responsible person changes, the relevant MCCAA process needs to be followed.
A lift record with accountable people and contact details.
Collect service and inspection history
We'd obtain the maintenance agreement, latest service reports, preventive inspection records, thorough-examination reports and any unresolved defect notices. Missing documents are requested rather than assumed to exist.
A visible list of records received and still outstanding.
Check the inspection programme
MCCAA guidance describes periodic professional inspection duties for non-workplace lifts, including at least annual preventive inspection and ten-year thorough examination. We'd confirm the current rules, the lift's exact classification and the next dates with the authorised body.
An agreed compliance calendar and appropriate professional contacts.
Act on defects and interruptions
If a breakdown or inspection finding is reported, we'd contact the relevant lift contractor and coordinate the necessary qualified assessment. We would respect any restrictions on use or required rectification and inform residents of confirmed changes.
The fault, responsible contractor and status are recorded.
Explain the cost and share the update
Servicing, independent inspections, major repairs and modernisation proposals are separate line items in the building budget where applicable. We'd obtain approval where required and record work completion and relevant documents.
Owners understand what was done and why it mattered.
Example: the lift has a recurring door fault
What we'd ask you for.
One clear outcome.
A lift records folder, tracked inspection and servicing calendar, and issue follow-through with qualified contractors.
Scope and approvals: Tal-Kondominju is not a lift inspection or repair body. Safety inspection must be performed by appropriately authorised specialists, and applicable duties must be checked against current MCCAA requirements. We cannot guarantee lift availability, and unsafe equipment must not be used contrary to professional instructions.
