We'd rather inspect the door than wait for it to break.
A well-run building should feel looked after every time someone walks through the entrance. Here's the maintenance routine we'd propose for your condominium, with the checks and timing agreed to match its size, access and budget.
What we'd actually do.
Establish the baseline
At onboarding, we'd walk the accessible common areas and list the condition of the entrance, door closer and intercom, stairwell lighting, lift surroundings, bin area, garages and roof access. Photos and unresolved defects go into the building record.
Result: a starting inspection record and a prioritised issue list.
Run the agreed routine checks
At agreed visits, we'd check whether shared lights and sensors work as intended, doors latch reliably, routes stay clear and there are obvious signs of damp, water pooling or deterioration. Checks depend on the building contract; specialist equipment is serviced by qualified providers.
Result: repeat issues are spotted, not forgotten.
Prepare for heavy rain and seasonal wear
Before wetter periods we'd review reported leaks, accessible drainage points, waterproofing concerns, garage water ingress and roof outlets. We arrange specialist inspection where safe access, electrical work, structure or equipment requires it.
Result: a seasonal worklist with a clear next action.
Recommend sensible upgrades
Where worthwhile we'd propose sensor-light improvements, weather-seal repairs, better door closers, access arrangements or improvements to common-area presentation. We'd quote the work and obtain the required approvals before proceeding.
Result: a costed improvement proposal, never an unexpected invoice.
Follow every repair through
A common-area fault moves from reported to reviewed, quoted where necessary, approved, scheduled and completed. We keep the status and relevant documents connected to the building so residents aren't individually chasing the contractor.
Result: an issue history with completion evidence where provided.
Example: the entrance door keeps slamming
What we'd ask you for.
One clear outcome.
A condition baseline, agreed inspection routine, prioritised issue register and approved maintenance plan.
Scope and approvals: An administration fee does not automatically include repairs, inspections by specialists, materials, sensors or roof works. Visit frequency and any service level must be agreed in the proposal. Serious safety or structural concerns require suitably qualified professionals.
