You report it once. The whole block can follow the progress.

Imagine the entrance door is broken. One owner reports it. Instead of eight separate messages asking for an update, the building has one shared issue with a clear status. That's the experience we're building into Tal-Kondominju.

One record for each common-area problem
Shared progress for owners assigned to that block
Private apartment requests and balances stay private
OUR PROPOSED MANAGEMENT PROCESS

What we'd actually do.

01

The issue is reported

An assigned owner describes the fault — for example 'main entrance doesn't latch'. The request is linked to the correct building and apartment. Private apartment work is submitted separately.

Result: the problem is recorded, not lost in a chat.

02

We check and assign the next action

We decide whether it needs an inspection, routine attendance, a specialist quote or urgent attention. We determine what the administrator may authorise and what requires an owners' decision.

Result: an accountable next step rather than an open-ended 'we'll see'.

03

Owners can see the shared status

Common-area updates can show stages such as submitted, reviewing, quoted, scheduled, in progress and done. Owners assigned to the same building see the appropriate shared summary; the reporter's private contact details are not broadcast.

Result: no need for every neighbour to chase an update.

04

The expense is handled transparently

Where work is approved, the relevant invoice or shared cost can be entered into the block's accounts. Published common expenses are shared; the unit's own amount due is shown privately to that owner.

Result: a clear relationship between work done and building spending.

05

The record stays with the building

The history of reported issues helps the administrator spot repeated faults and plan preventative maintenance, rather than starting over every time a contractor changes.

Result: continuity for owners and future administrators.

Scope and approvals: The Tal-Kondominju portal is being introduced in stages. Some screens and features shown publicly are concept examples; actual access and features depend on onboarding and security checks. Digital status updates do not substitute for emergency contact or specialist attendance.

Relevant official guidance: Land Registration Agency — administrator responsibilities and accounts. These materials provide general context, not a substitute for building-specific professional advice.
